Hello CBT Neighbors, I'm trying to plan for the garage sale this year. I would like to hear from you what dates interest you. Currently, my thoughts are Thursday, Friday, Saturday. Dates start with May 23 - 25 (Memorial Day weekend), May 30 - June 1 , June 6 - 8 , June 13 - 15 ( Same weekend as CBT Pot luck.), June20 - 22. Let me know your thoughts by noon on Friday May 3rd. As previously mentioned recognizing your positive feedback regarding your desire to attend the Progressive Dinner and due to other commitments including Spring break, we thought it would be best to reschedule this event for Saturday April 13th. For those of you new to the CBT neighborhood the Progressive Dinner is an opportunity for the adults to get together and live it up.  It’s also a great way to meet your neighbors in a relaxed social environment. This is a guaranteed good time with your neighbors! More details will follow, but in the meantime mark your calendars now and let me know if you’d like to be a host house. To make this work we need 3 houses to open their doors - you don’t need to do anything beyond allowing your awesome neighbors to hang out for a bit. Host houses needed for hosting the following: ·         House 1 to host Appetizers. ·         House 2 to host the Main dish. ·         House 3 to has the Dessert. We’ll assign an appetizer, main dish, or dessert to everyone who attends so being a host doesn’t mean you need to prepare any food!  We'll provide all paper products, utensils, and non-alcoholic drinks.  We just need your support to provide the host house space. The entire night is BYOB Loose schedule is as follows: ·       House 1 - appetizers. 7:00pm -8:30pm ·       House 2 - main dishes 8:30pm -10:00 pm ·       House 3 - desserts. 10:00pm -???   Please let me know if you’ll attend and if you’ll be a host house. This year’s CBT Progressive Dinner will be Saturday, March 23rd starting at 7 PM. The annual CBTHOA meeting will be held at Nunda Township Hall on Tuesday January 23, 2024 at 7:30 PM. The Hall is located at 3518 Bay Road, Crystal Lake, IL 60012. We will discuss the upcoming 2024 budget and take comments and suggestions. One of the positive characteristics of living in CBT neighborhood is the "close community" atmosphere that we strive to maintain through various family events including Ravinia in the Park, Neighborhood Picnics, Progressive Dinner, Deck Crawl, Halloween Trick or Treating, Easter Egg Hunt, Garage Sales, and more. But to keep this spirit alive we need help in driving these programs. If you are interested in becoming more involved with our community possibly driving one (or more) of the above listed events, feel free to reach out to us. We will also be available to discuss more details at the Annual Meeting. Lastly, we want to say thank you to Robin Pence - our Social Committee Director. Robin is stepping down from this position in order to give others a chance to experience this Leadership opportunity. Once again we are graced with the presence of a beautiful Christmas Wreath at our Covered Bridge on Walk-Up and Vermont. Thank you Chris and Roberta "Bobbie" Chiaverina for your generous gift. Hello CBT neighbors, The final leaf pick up for our part of the neighborhood was scheduled for the week of Nov 20th. (see link below) https://www.nundasupervisor.com/?embedded_webview=true(https://www.nundasupervisor.com/?embedded_webview=true) Although this fell on the Thanksgiving holiday, I sent a note to the Nunda Supervisor letting them know that a few areas in our subdivision were missed. I was asking them for feedback on how and when they would finish this scheduled task. ============================================================================= Below is their response: With being behind a little and now with the snow, they are finishing Covered Bridge tomorrow (Tuesday 11-28-2023). I don’t know if this will include leaves out after the time frame. If you have specific streets, please let me know. The option to bag is open until the first of December. =================================================== ========================== Being that the cutoff was the week of November 20th if you haven't put your leaves out in a pile by now there is no guarantee that your leaves will be picked up. Your option will be to bag the leaves and have them ready no later than Friday December 1st. Regards, Cesar.

We are 3 weeks away from Halloween! CBT will be following the city of Crystal Lake’s trick-or-treating which will fall on Tuesday the 31st. We have a fun filled afternoon planned for our CBT family! Pumpkin carving contest - Pumpkins will be dropped off at participating households doorstep on Oct 20th/21st and asked to be returned to Pilcher park by Oct 26th. Voting will open on the Friday October 27th with the winner announced on Halloween!! Hayride- We will have a Spooky hayride departing from Pilcher park for a festive ride around the neighborhood for a fun way to see all the costumes and neighborhood. We ask that parents accompany their young children. Warm up station- We will have a warm up station down at the park for our trick-or-treaters with hot apple cider, hot coco, & marshmallows to roast. Bring a chair and enjoy the fire and festivities! Haunted trail- We will have a small family friendly haunted trail on Halloween at the park for our brave ones!! Gravestone decorating- We have gravestones that can be dropped off to anyone interested in adding their humor/creativeness to the Haunted trail. Gravestones will be dropped off at participating households on Oct 20th/21st and asked to be returned to Pilcher park by Oct 26th. Dear CBT Neighbors, It was brought to our attention two weeks ago that someone had stuffed 2 white Adirondack chairs in the pine trees at the Pilcher Park. Were happy to report that these chairs have been returned to their rightful CBT owner. Please talk to your children about the 2 white Adirondack chairs that were stuffed in the pine trees at our beautiful Pilcher park. This behavior is unacceptable and is becoming a dangerous trend for a prank. Removing the 2 white Adirondack chairs from somebody's property is both trespassing and theft. We need our children to understand that there are consequences from their behavior. Our bigger fear is that someone may get trigger happy and a simple prank turns into a deadly nightmare. We've already heard in the news of children walking onto private property for the right reasons and having tragic outcomes. PLEASE don't let that happen here. Hello CBT Neighbors, Your CBT - HOA Board has been informed of several instances where neighbors have been walking through the neighborhood whether walking their pets, enjoying a social walk, or otherwise enjoying our wonderful neighborhood. In the process of their walks they have been attacked by dogs who were not leased nor maintained under control on the dog owner's property. As a reminder below is a snippet from the CBT By - Laws regarding home owners responsibilities and their dogs. ========================================================================== ARTICLE XIII RESOLUTIONS This section contains the Association resolutions, and explains and clarifies some of the covenants. 1. Dogs (adopted and incorporated 12/5/77, revised 2/5/03). All dogs must be confined to their own premises except when on an eight-foot leash. All dogs must have current vaccinations against rabies and must wear the current rabies tags. All dogs must be registered with the county and wear the current county dog licenses. Owners are required to clean up after their dogs. ========================================================================== What makes CBT attractive is the large lots, plenty of mature trees providing a peaceful country feeling, and wide streets with little traffic. A perfect environment for walking, running, and bike riding are common activities. Please help us keep this attractive spirit alive and keep our neighborhood safe by doing your part and maintaining your pets under control. Thank you. Your CBT Board.

We're thinking of having a 2nd garage sale in our community based on feedback from you all. Currently we are targeting the weekend of Friday September 15th and Saturday September 16th. In the meantime, if you are interested in being on the list of neighbors on the garage sale communication feel free to drop me a note. Hello CBT Neighbors, We had another successful CBT Garage sale event this past week. The weather held out until the end. Thank you to Shaina Bowden for pulling this together. A special thanks to all of you neighbors of the surrounding participants who took part in this event. You were kind enough to deal with the parked cars in your respective areas during the sale hours. There was conversation of potentially having another garage sale event later this summer. Perhaps late August, early September. We can discuss that in the near future. Hello CBT neighbors. It saddens me to inform you that the port-a-potty was tipped over again sometime last night after having it secured to the ground. (see picture) At this point we will be getting rid of this service. Should we decide to have one for a special neighborhood event we will make that decision at that time. What is equally disturbing is that an intersection "Stop" sign was thrown onto the Pavillion roof. This is concerning and life threatening. A missing "Stop" sign could cause a serious accident in our neighborhood. Fortunately, I drove around the neighborhood and discovered that the sign was from the corner of Connecticut and Maine. You can tell that this was a planned effort being that the culprits left their pliers behind. You can see the bolt and nut next to the floor port. ( see pics) The McHenry County Sherrif's office was contacted to document these two events. They also took possession of the pliers, bolt and nut, and a water bottle left behind. Nunda township was contacted about the stop sign. They have place a temporary sign at that corner for now. Again, I ask that you take the time to speak with your family members and neighbors about these two events. There is a difference between a simple joke / prank and something that is impacting the welfare of our neighborhood.
